CPM converted the former Theo Chocolate warehouse into a membership-based sports and
recreation club for The Picklr, the largest indoor pickleball franchise in North America with over
475 locations in development nationwide. This location will serve at the flagship location in WA.
The project involved a full change of use, classified as a substantial alteration under the Seattle Existing Building Code. The buildout delivered 10 indoor pickleball courts along with men's and women's restrooms, locker rooms, a community room, a pro shop, a private event space, and staff support areas. Structural work included demolition of an existing mezzanine and a seismic retrofit of the roof structure, while a new accessible entry was constructed by infilling a portion of the existing recessed loading dock.
